This very likely is a cotton tail. Look at the ears and the white belly.

Could be. But without seeing the tail it's hard to tell. Cottontails of course white and Brush rabbits are grey. But there also has been reports of domestic rabbits that either escaped or set loose and are mixing with wild rabbits in Southern California.
