black wings, head, tail. white belly. maybe about seagull size. shown with tern in first pic, seagull in 4th. was swooping before it flew off. sorry for poor pics, but I'd like to know what it is if possible.

This one looks more like a Parasitic Jaeger with the extensive pale on the belly and the grayish vent.
However, differentiating Jaegers is not easy without clear photos and I have no experience with them in the field myself.
